The Land at Barnard’s Village is privately owned. A lease has been implemented as a way of offering homes at an affordable price while ensuring a quality neighbourhood by way of rules and regulations.

The lease cost will be $435 per month and includes land property tax, visitor parking, snow removal on community road, street sweeping and maintenance, street lights and common area landscaping. The Lease document contains common sense, neighbourly rules, and a Residential Tenancy Lease Agreement.

The following items are the responsibility of the home owner and include property tax on the home, electricity, natural gas, water, sewer, garbage, recycling, cable, telephone & internet.

Barnard’s Village is not a Strata community having monthly strata fees. It is a lease of the land with services, so no Strata fees and no strata council. The development relies on a set of rules and regulations that are built into the lease that are deemed as “common sense rules” to abide by in order to enjoy your life in the neighbourhood. Every resident, before buying the development, will read, review and approve these rules to determine if the neighbourhood is a good fit for them. Barnard’s Village philosophy is to offer a great home at a great price and to ensure the lifestyle quality is maintained for years to come. The lease provides the owners of a way to reduce the overall cost of the home substantially. For example, if a lease would not be incorporated, the cost of each home would be increased by a minimum of $140,000 in order to pay for the cost of the land. The lease removes this $140,000 payment. The homes at Barnard’s Village are built along the following building and payment schedule.

  1. 10% of the total purchase price is due upon signing a Purchase & Sale Agreement.
  2. An additional 10% of the total purchase price will be due following the finishing finalization appointment.
  3. 30% of the total purchase price is due upon the constructed home being installed on the foundation on the lot.
  4. 50% of the total purchase price is due on the completion date.

Yes, home warranty is provided as standard in all homes. All homes are worry free for the 1st year for workmanship and material defects that may occur during the first year after completion. Your warranty protects your homes structure for a full 10 years. The warranty is transferable.
